
Oaxxanda is a cooperative that is deeply rooted in Oakland, CA. our goal is to create a thriving self sustainable community where residents can have the space to live and work or run a business. Currently we are developing a site at Berry Creek, Ca. site as an example of what can be replicated in Oakland. Community Base/Target: Low to middle income black people, families, artists and entrepreneurs.
Community Need:
Creating an outlet to fight against gentrification involves promoting land ownership and stewardship, supporting small businesses, and ensuring affordable housing. This effort aims to prevent the breakdown of families, provide security, and establish a legacy by setting people up to become homeowners. By fostering generational wealth through real estate and collective business ownership, we support small business owners and create a sustainable hub for affordable housing.
Rents in Oakland increased by up to 50% for residential and business space. Many people in our community had to consider moving out of Oakland in order to afford housing. During this period Oakland lost 30% of its Black residents. The stress of trying to afford living in the area, and be an entrepreneur also forced many back to Corporate America. The job market actually harder due to the mismatch of higher paying

What metrics might you use to evaluate the impact of your project/business on your community,
society or the environment?
Our Oakland project will support 6-10 businesses through rental spaces. Affordable housing will keep at least 4 people and their families staying in Oakland. Construction will support local contractors and at least 1 FTE will be needed for property management and administration.
Construction on our Berry Creek property will support 15 people doing the landscaping and construction. Many of the contractors will be local to the Berry Creek community. At least 20% of the work will be to Oakland residents.Berry Creek will also support 6 full time residents at 80% AMI. Median household income in Oakland, CA is $94,389. Most of our residents are very low at 50% AMI or lower ($47,194).
Economic impact
Full time sustainable work for 5 worker members which currently are all considered low income by Bay Area standards which is $76000 per year. Those community members that we train in carpentry can make $67k per year or more. We plan for the program to train 10+ people per year. Support our 5 workers members to buy their own properties within 10 years.
Strategic partnership for housing and business in Oakland for affordable housing and business rentals will root black families and small businesses in Oakland.
Projected Cost:
Oaxxanda’s strategic partnership in Oakland will cost upwards of 2MM for a mixed use building and
rehabilitation for affordable housing and small business rentals. It is estimated that the total cost of our Berry Creek project will be 1.7MM. This would include a central 3000 sq ft home with 4+ bedrooms and 6 -300 sq ft tiny homes, all priced at $300 per sq ft. Land clearing and building of public spaces will run $120,000 based on 400 sq ft priced at $300 per sq ft. for the central plaza.
